In 2009 we bit the bullet and completely rebuild our 1950 bungalow in North Vancouver. As I write this review, we are in the final stages of finishing work and about two weeks ahead of schedule.
Our builder is Paul Wardle (cel#728-8775) . He and his small but dedicated crew have really proved to have been a terrific choice and their hard work calls for a little reciprocation on our part in soliciting referral for him for anyone considering a similar project. Paul's a terrific general contractor. He'd probably make a lousy sales guy and I seriously doubt he'll have a website or promotional brochure coming out anytime soon. He does have a very nice photo album of his work.
We were introduced to Paul through our architect and visited his previous two projects as part of our careful due diligence in selecting a contractor. Both jobs were similiar in scope to ours: ie. take on old beater of a house, strip it down to the studs, expand the footprint and build the remaining parts up into a new family home. Both families finished their new homes on budget and on time. These projects were extremely well build, a bit unique and well personalized and nicely appointed. The kinds of homes that you appreciate more as you spend more time hanging out and living inside them for a bit.
The coles notes on our project are as follows: Circa 1950's 2X4 constructed Bungalow, 2000 sq. feet, no deck, one bathroom, no garage and wretched little kitchen from hell...expanded into contemporary 2800 sq. feet, proper garage and well connected outdoor living. New..everything. 9 months turnaround.
Key points of why we chose Paul Wardle and why he and his crew might make sense for another North Shore family contemplating a major renovation:
More than 20 years experience in full renovations of family homes.
Small dedicated crew works on only one project at a time through completion.
Highly regarded with his select group of trades. When you choose Paul, it's an unwritten rule that you're choosing his subtrades too. This ensures a high degree of reliability on cost forecasting, people showing up when they are supposed to, good work and keeping budget and timeline on track. As our job evolved, the co-operation and dialogue between everyone on the job site was apparent. Even our neighbors commented on this several times.
Super-transparent financial reporting, budget tracking and fee arrangement.
Excellent communication (daily now as we nail down the remaining million or so fine details).
Our project has not been without the odd challenge and the occasional resetting of a certain someone's expectations. A strong relationship and good communication with the builder and architect (our is Charles Moorhead 604-688-9438) makes these hurdles a little easier to get over.
Good luck with your reno'. If you are looking for a great team to help you with your project, give Paul Wardle a call. 604-728-8775.
